University Hills
Based on information from the Southern New Mexico Multiple Listing Service as of November 3, 2026.
University Hills is south of central Las Cruces, close to New Mexico State University. It is one of the city’s mid-century neighborhoods, with most of its homes built in the 1950s and 1960s and a few far older.
Subdivisions here include College Heights and El Encanto Homesites, along with a few condominium developments. Homes are mostly single-story, three bedrooms and around 1,600 square feet, on lots of about a sixth of an acre.
Prices are moderate. Most homes are offered between about $180,000 and $300,000.
Most of the area has no homeowner association; the condominiums do. With homes of this age, condition and updates vary, and are worth comparing.
The university campus, with its museums, arena and stadium, is minutes away, and University Avenue and Interstate 10 connect the area to the rest of the city.
