Mesilla Park South

Mesilla Park is the old community between Las Cruces and Mesilla, on the valley floor just west of New Mexico State University. The MLS’s Mesilla Park South area takes in its southern part, toward the pecan orchards that line the roads to the south.

It is a varied area with a long history. Some homes date from the late 1800s and early 1900s; others are mid-century homes on larger lots, or newer homes in small subdivisions. Lots are larger than in most of the city, commonly a third of an acre, and some properties have an acre or more among the orchards and fields.

Prices range widely. Most homes are offered between about $250,000 and $500,000, while the larger properties with land can reach well above $1 million.

Homeowner associations are rare. On the larger parcels, irrigation rights, water source and septic are worth confirming.

Mesilla’s plaza, the university and Interstate 10 are each a few minutes away.
