Chaparral
Based on information from the Southern New Mexico Multiple Listing Service as of November 3, 2026.
Chaparral is a community in the far southeast of Doña Ana County, about halfway between Las Cruces and El Paso. It is unincorporated and spreads across the county line into Otero County, on open desert east of the Franklin Mountains.
This is acreage country. Most properties here are on an acre or more, which leaves room for a workshop, a garden or animals where the county’s zoning allows. A large share of the homes for sale are manufactured homes on their own land, with site-built homes among them. They range from older homes to a few built in the last several years.
Chaparral is one of the most affordable places on this site for a home with land. Most properties are offered between about $150,000 and $350,000.
Homeowner associations are rare. Because the area is rural, water source, septic, road access and zoning are worth confirming for each property, and for manufactured homes, whether the home has been converted to real property.
Northeast El Paso is the closest city for shopping and work, and Las Cruces is about half an hour away.
